UDR, Inc. and its affiliated companies are adding a Scheduler - Apartment Turns to our operations team in Southern, CA. This position supports multiple properties (1801 total units) and offices out of Eight 80, our exclusive apartment community located in Newport Beach, CA.

General Summary of Duties: Responsible for managing the unit turn schedule for multiple apartment communities.

Essential Functions:

  • Orders materials and schedule turn vendors utilizing Ops Technology and update make ready board
  • Enters PO's for turn process in OneSite
  • Utilizes spreadsheets to track turn cost and manage turn schedule
  • Upload invoices and unit inspection information into resident files to determine move out charges
  • Manage controllable expense budget (related to turn cost) and capex budget
  • Assist in forecasting as it relates to turn expense and capex
  • Work with vendors to get them compliant in Compliance Depot or reactivated if non-compliant
  • Attend weekly meetings with Service Managers and District Service Managers
  • Conduct quarterly quality assurance audits/inspections
  • Provide superior customer service to internal and external customers representing the community in a professional, concerned, and friendly manner to foster a positive experience for all residents
  • Perform other duties as assigned or as necessary

Education and Experience:

  • High School Diploma, or equivalent, is required with an Associate or Bachelor's degree preferred.
  • Minimum of three years' property management experience from the administrative or service side of the business.
  • Scheduling experience a plus.
  • Savvy with Excel

Hourly Range:
$26/hr. - $28/hr., depends on experience
