Description

The Director Planning and Constructionreflects the mission, vision, and values of NM, adheres to the organization's Code of Ethics and Corporate Compliance Program, and complies with all relevant policies, procedures, guidelines, and all other regulatory and accreditation standards.

The Director, Planning and Construction is responsible for executing a highly effective project delivery process fora portfolio of construction and repairs and maintenance projects for NM, including development of project scope and budget, bid process, construction phase administration, financial reporting and reconciliation and project documentation. Within this dynamic portfolio, the Director ensures seamless planning, budgeting, construction, risk mitigation, and turnover to operations teams. The Director facilitates cross functional teams throughout the project life cycle to ensure project success.

The Director is accountable for management of the approved project budgets, including design, construction, FF&E, soft costs, and move-in. The Director ensures individual projects meet the sponsoring business unit's desired outcomes.

Responsibilities:

  • Directs a team comprised of project directors, project managers and project coordinators who each oversee a dynamic portfolio of planning, design, and construction projects within NM's real estate portfolio.
  • Overall project management of a portfolio of construction and repairs and maintenance projects for NM, including the development of project scope and budget validation, project schedule, RFP bid management, project documentation, construction phase administration (change and claims management, risk management, construction schedule, project financial management) and project financial close out and audit.
  • Leads a collaborative, interdisciplinary group of NM staff and contracted consultants in the project development process from budget and scope assessment through programming, design, construction, activation, move-in, and project close-out; performs post occupancy audits
  • Delivers projects on-time and on-budget including successful activation, closeout and stabilizationthat meet stated/expected Project Sponsor outcomes and NM goals.
  • Utilizes project management standards and tools, including maintains timely and accurate projectforecasts, dashboards and reports.
  • Communicates effectively with project sponsors, department leaders, contractors, vendors, teampartners and leadership; Participates in project planning and review meetings with sponsors andstakeholders
  • Possesses a thorough understanding of project management best practices, including schedule andresource management, project budgeting, forecasting, status and performance reporting, vendormanagement, procurement, contracting and supplier diversity.
  • Recommends solutions that add value, strengthen project or operational outcomes, exhibits anunderstanding of Project Sponsor or user needs, and models NM values.
  • Understands regulatory requirements/legislation impacting project delivery and recommendscontrols and/or practices to ensure compliance.
  • Ensures seamless communication across both internal and external project constituents
  • Identifies, mitigates, and appropriately escalates project risk
  • Provides timely, accurate, and ongoing status reporting
  • Additional projects as directed by Senior Management
  • Demonstrates strong ability to manage and lead a dynamic team of internal

Qualifications

Required

  • Bachelor's degree
  • Minimum 10 years of experience in hospital and/or healthcare, institutional, science and technology planning, design, construction, activation and/or merger and acquisitions as a consultant or within an institutional or corporate planning, integration, construction management, real estate or facilities department(s).
  • Strong verbal and written communication skills
  • Proven financial management skills on multi-million-dollar projects
  • Exceptional interpersonal skills and customer service orientation
  • Proven experience working on multiple projects simultaneously
  • Proficient MS Excel and PowerPoint user
  • Ability to physically navigate construction worksites; bending, standing, walking, squatting, climbingladders, etc. Depends on the particular domain expertise requirements.
  • Flexibility to work in any region as assigned.

Preferred

  • Experience in clinical operations, healthcare strategic facility planning, functional and space programming, campus master planning, architectural design, engineering, construction management or activation planning.
  • Master's degree in business, Real Estate, or Healthcare
  • Expert MS Excel user (Statistical Analysis, Charting, Advanced Formulas)
  • Proven negotiating skills
