We're looking for a Facilities Manager (FM)to join our team!
Job Title: Facilities Manager - DC Metro Portfolio
Location: Reston, VA 20190, with occasional travel to other sites within the DC metro portfolio
Reports to: East Regional Facility Manager Lead
Type of Employment: Full-time w/JLL employee benefits within 1 month of employment
Schedule: On-site, Monday-Friday, 8:00 AM to 5:00 PM
Additional Perks: annual 7.5% salary performance bonus, company providedcell phone, laptop, travel reimbursement
Estimated compensation for this position is: $72,335 - 86,000 USD per year
The salary listed is an estimate and not guaranteed. A salary offer will vary based on applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.

What this job involves:The Facility Manager is responsible for managing the assigned sites within the account owned and/or occupied portfolio in accordance with the requirements of the contract. The position will be responsible for all line of business and third-party relationships with for the DC metro areaportfolio. The position will also manage a team including Facility Management support staff and matrix management of Building Engineers.

What your day-to-day will look like:Manage the performance and outcomes of assigned staff reporting to the position

Maintain interface with third-party owners (tenants), ensuring total contract (lease) compliance, accurate and timely reporting, and resolve critical impact tenant relations issues

Familiarity with managing critical facilities/data centers

Cultivate, own, and maintain a trusted working relationship with client representatives (JLL or external) and 3rd party service providers.

Communicate/escalate with appropriate parties (manager,client, vendors, etc.)

Partner with client and team members to implement best practices and cost saving initiatives.


Compliance
Provide overall facility services in accordance with accounts' standard processes and procedures including application of policies and programs, coordination of information

Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities entrusted to the Facility Partners to manage on behalf of the client as owner


Operations
Lead and manage all services for all contracted hard& softservice suppliers. Ensuring services are delivered consistently with agreement terms.

Lead and assist with receiving and dispatching of work requests to vendors, landlords, or other 3rd party service providers.

Lead and manage Facilities Coordinators to support operations.

Manage and coordinate scheduling of 3rd party maintenance activities.

Manage and coordinate work with 3rd party vendor, including tracking work order completion, vendor and client follow up, and reviewing subcontractor invoices.

Ensure all site management and operations practices follow company, Master Service Agreement (MSA) requirements, and client standards.

Support facility inspections of vendor performance in soft and hard services

Support sustainability team with coordination and implementation of sustainability goals

Support vendor management and performance in partnership with sourcing team


Process Management
Manage, coordinate, and exercise functional responsibility for Facility Management services within assigned facilities and geography

Prepare, submit and manage facility budgets with the clients' goals and objectives addressed, track variances and ensure smooth recovery process

Monitor overall workflow to assure timely completion within established SLA's and KPI's

Review dashboards daily

Meet or exceed customer satisfaction rating for client's they serve

Support the CEM and engineering teams to assure completion of scheduled PM's and adherence to CEM processes. Assist as appropriate to ensure all facilities evaluated are in compliance

Support prompt collection of management fees and reimbursements from 3rd party tenants occupying space with the accounts owned premisesas needed.

Apply a programmatic approach to routine tasks, small projects, and other requests to support delivery of services and increase customer satisfaction.

Lead, manage, and assist JLL operations team with tactical planning,goals, objectivesand execution.

Recommend, plan,and execute continuous service quality improvements.

Lead, manage, coordinate, and support meetings with service providers and other stakeholders.

Lead and manage direct reports to achieve the Key Performance Indicators

Conduct root cause analysis (RCA) for any vendor failures and support client RCAs

Perform other duties, activities, or projects as assigned.


People Management
Responsible for overall team management, staff development and planning. Execute staff succession and growth plans

Involved in compensation planning process

For every direct report, build actionable and measurable career development plans, direct report in consistent conversations regarding progress


Required Skills and Experience:High School Diploma or equivalent

5+ years of people management experience in the commercial property or facilities management industry

Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)

Military service or college education in facilities, property, business or related is desirable

Strong leadership skills, customer service skills and interpersonal skills with his/her associates, clients and vendors.

Knowledge of applicable financial and accounting terms and principles as they apply to commercial property management.

Strong client service orientation with the ability to provide information and respond to questions from groups of managers, customers, and the Vendors.

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.

Ability to respond to common inquiries or complaints from clients, co-workers, vendors, contractors and supervision.
