Overview

Mechanical Trades Supervisor - Building Operations & Maint

The Engineering Mechanical Supervisor position will supervise and coordinate a sub-group of tradesmen within Engineering Operations. Coordination of common operations and construction related activities. Demonstrate advanced knowledge of hospital mechanical and electrical system operations including troubleshooting and problem analysis in relation to all fluid pumping systems, HVAC cooling towers, chillers and air handlers, medical gas system pumps and alarm panels, sump pumps, parking garage security roll up doors and gates.

Responsibilities

Operations:
1. Coordinate work load and scheduling within a trade(s) sub-group of Engineering consisting of 1st Shift Mechanics, Mechanic I's, Mechanic II's, and HVAC Tech's.
2. Assist trades staff with troubleshooting and corrective action of M.E.P. specialty equipment.
3. Train and develop trade staff knowledge base.
4. Assist in development of PM procedures and schedules.
5. Provide shared on-call duties for Engineering shift personnel.
6. Ability to fill in for Engineering Manager.
7. Communicate effectively with Engineering and Trade staff Supervisors.
8. Monitor and supervise assigned personnel in the operation, maintenance and repair of the campus chiller systems, including chillers and cooling towers and chemical treatment.
9. Monitor and supervise assigned personnel in the operation, maintenance and repair of all air handling systems (coil cleaning, filters, belts, dampers, condensing pans).
10. Monitor and supervise assigned personnel in the operation maintenance and repair of medical gas systems (air, vacuum, N2, N2O, O2, LN2, and Heli-Ox) their related pumps and controls, outlets and manifolds.
11. Monitor and supervise assigned personnel in the operation, maintenance and repair of all equipment in their assigned building equipment rooms.
12. Monitor and supervise assigned personnel in the operation, maintenance and repair of the building automation system controls and related equipment.
13. Verify all required testing for any inspection agencies has been completed and logged.
14. Monitor and supervise all operations project and equipment installs.
15. Assist Plumbing and Electrical Supervisors when needed.
16. Research and plan outages for Operational and Construction related work.
17. Interface with Construction Team when needed.
18. Follow all Epidemiology controls and obtain permits when necessary.
19. Work nights, weekends and Holidays for scheduled and non-scheduled situations that may arise.
20. Periodically follow-up and inspect work-in-progress and completed tasks.
21. Obtain burn permit when necessary.
22. Instruct assigned staff for proper safety procedures.
23. Monitor and supervise Building Mechanics in their assigned buildings.
24. Monitor and supervise Repair Mechanics in their assigned building and equipment.


Construction / Renovation:
1. Supervise and coordinate MEP project related work within Engineering Services.
2. Confers with AE consultants in planning modifications to existing or new MEP systems.
3. Research and plan outages for operational repairs or construction related work.
4. Coordinate with MEP contractors and Hospital trade staff to resolve building and equipment certification issues.
5. Interface with construction team on MEP and Life Safety inspections.
6. Solicit / Manage outside vendors.



Qualifications

What Are We Looking For?

To fulfill this role successfully, you must possess these minimum qualifications and experience:

    A two year technical degree with/or five (5) years' experience in hospital facility maintenance and construction in related trade. State or local license preferred.
  • Knowledge of all applicable standards and building codes established by Local, State and Federal Authorities.
  • Advance knowledge of mechanical systems.
  • Building Automation System and lab systems requirements, vacuum, natural gas, and C02 manifols
  • Managerial skills required to plan, direct, and evaluate the work of assigned staf
