DUTIES AND RESPONSIBILITIES:

Perform and/or provide direction and support for the following services:

  • Manages all maintenance productivity in an operations support role for all programs.
  • Inspects/Identifies areas of improvement and recommends to programs solutions.
  • Attends various meetings for the maintenance leads to provide updates and support with open commitments from RPO to the programs.
  • Supports in maintaining program facilities in a safe, functional, and presentable manner.
  • Ensures tasks are completed in a timely yet effective matter.
  • Provides support and guidance to maintenance leads for scheduling & training.
  • Records and tracks the daily progress of all maintenance tasks, repairs, contractor commitments, and open projects.
  • Assists in creating and adheres to the maintenance budget
  • Assists in preforming general repair/test maintenance to include, but not limited to electrical, building, plumbing, landscaping, painting, carpentry, and basic remodeling.
  • Assists in maintaining inventory and security of all maintenance equipment and supplies related to the facility and grounds.
  • Responds to all work orders in a timely manner.
  • Schedules walkthroughs for competitive bidding acquisitions for large scale repairs & remodeling as requested from the programs.
  • Creates scopes of work for said bids & coordinates with the Procurement Department to create & issue purchase orders based on the best interest of the company.
  • Responsible for ensuring programs conduct their Monthly Facility Checklists. The Maintenance Manager will also conduct another Monthly Facility Checklist completely independent from the checklist carried out by the program. This will ensure accurate reporting for open repairs.
  • Other duties as assigned

OTHER REQUIREMENTS:

  • Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created.
  • Gather and remove litter.
  • Provide proper upkeep of sidewalks, driveways, parking lots, fountains, planters, burial sites, and other grounds features.
  • Able to react to change productively and handle other essential tasks as assigned.
  • Must have the ability to work & operate with minimal supervision and have a high-performance output.

QUALIFICATIONS:

  • High school diploma or GED
  • 5 year of formal maintenance work experience
  • 2 years of supervisory experience
  • Able to work with plumbing, electrical and mechanical systems, basic construction knowledge and skills.
  • Knowledge of MS office products and other office equipment.
  • Must be able to generate computer reports, emails, etc.
  • Knowledge of safety regulations
  • Cleared background check from appropriate entity.
  • Bilingual in (English/Spanish)
  • Cleared drug test results.
  • Must be at least 21 years of age at the time of hire.
  • Meet the requirements of the contract for all immunizations (Emergency Task Order or Cooperative Agreement)
  • Able to evacuate at short notice to accompany residents possibly to a different city for several days at a time.
