PURPOSE: As Area Superintendent, responsible for planning, directing, coordinating, and budgeting for small projects involving the construction and maintenance of structures, facilities and systems.

Responsible for:

  1. Managing small to medium size projects, 5 to 30 persons
  2. Conferring with senior management, supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems
  3. Scheduling the project in logical steps in order to budget enough time required to meet deadlines
  4. Determining labor requirements and dispatching workers to construction sites
  5. Planning, organizing and directing activities concerned with the construction and maintenance of structures, facilities, and systems
  6. Interpreting and explaining plans and contract terms to administrative staff, workers, and clients
  7. Negotiating revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors
  8. Directing and supervising workers including delegating responsibilities to Foremen and Technicians in order to prepare them for promotion to the next career level
  9. Monitoring project budgets in order to ensure positive cash flow and to maintain profitability
  10. Inspecting and reviewing projects to monitor compliance with building and safety codes, and other regulations
  11. Evaluating Foremen and technicians
  12. Interface with engineering team to ensure design efficiency
  13. Interface with internal and external customers
  14. Read blue prints, schematics and statements of work (SOW)
  15. Coordinate with field personnel and/or engineering team to discuss any potential installation issues
  16. Inspect and review projects to monitor compliance with building and safety codes, and other regulations
  17. Suggest process improvements / cost saving measures
  18. Plan equipment and material needs to ensure on-time delivery
  19. Plan material location and storage to enhance project productivity
  20. Plan and obtain permits, badges and access requests in advance
  21. Plan and maintain manpower forecasts in relation to budget and schedule
  22. Plan and actively track work to ensure compliance with project schedule and budget
  23. Assist technicians with installation work as needed to maintain project schedule and budget
  24. Maintain organized and detailed project records (Daily Work Tickets, etc.)
  25. Provide Project Manager with weekly project status and schedule updates
  26. Interface with customers to address project status and/or customer concerns

Specific position requirements are as follows:

  1. High school diploma / GED is required with experience in construction Industry and Data Center Experience, Preferred
  2. Managing small projects as a Project Foreman for 5 or more years
  3. Experience working with management systems such as scheduling, job cost reports, estimating, safety, documentation requirements, and quality control.
  4. Experience overseeing and approving monthly job cost updates, productivity reports, and quarterly cash flow projections
  5. Proficiency in the Critical Path Method (CPM) scheduling method and General Contractor Schedules
  6. Must have a history of completing projects under the estimated hours
  7. Requires reliable attendance at customer site during work hours required by customer
  8. Requires the ability to work a flexible schedule that includes occasional nights and weekends
  9. NICET II Certification
