Position summary
The Director, Real Estate Development is a full-time, exempt position that reports to the CFO and is a member of the national Network Support Team. The Director will; a) develop and recommend team strategy, and is responsible for the planning, design and construction of school campus projects for new schools at Rocketship, b) assist the Facilities/Asset Mgmt. Team with enhancement and upgrade decisions for existing campuses to ensure continuing value and performance, c) refine the process and project management tools to ensure efficiency and improvement in preparation for aggressive growth in the number of school projects, and d) investigate and recommend innovations in school design to the CFO. The ideal candidate would be excited to help define this role and continue to build capacity at the organization, energized by evolving priorities, and prepared to support growth in regions outside of California by systematizing best practices in order to attract and utilize the most predictable and affordable campus development methodologies. The initial set of responsibilities is outlined here, but there will be significant flexibility and evolution around team roles as we work together to optimize the role.
General Job Responsibilities
    • Own the Rocketship mission, vision and strategy for facilities and how it supports the schools and ultimately the communities that Rocketship serves
    • Design, Budgeting and Project management oversight of all new campus projects
    • Hire, train and manage in-house project management staff; including managing to organizational affordability metrics, and managing design and construction timelines to ensure timely completion of school projects
    • Manage and recommend vendor relationships, including; recommendations, negotiation, and management of multi-prime vendor or out-sourced development contracts for each project
    • Ensure accuracy of project budgets for final approval, and process predevelopment and construction billings, including preparation of periodic management reports and board presentations
    • Investigate and recommend best practices and innovations in design for schools, and investigate and recommend processes and tools to create efficiencies of scale to support growth
    • Support Capital Finance efforts through assistance with due diligence for project financing
    • Coordinate contract administration with Legal Dept. for all design and construction related vendors and consultants
    • Support the Facilities/Asset Manager and Operations teams through strategic planning for capital improvements and replacements, and the organizational facilities policy
Required Skills and Experience
    • 5+ years' experience in senior project management of commercial real estate projects, or an equivalent combination of education and experience
    • Candidates with financial modeling and budget management experience preferred
    • Evident passion for Rocketship's mission, matched with a strong work ethic, and a belief that all students, including those with special needs, can achieve academic success
    • Strong PC-based computer skills:
    • Microsoft Word, Excel, and PowerPoint
    • Internet navigation
    • Experience using email and calendaring applications (Google based applications)
    • Ability to quickly adapt to new computer programs and software
    • Experience in a fast-paced, highly analytical, entrepreneurial environment - with ability and desire to help shape a new role and flexibly shift responsibilities over time as the role and department evolve
    • Strong communications, interpersonal, and relationship-building skills
    • Demonstrated planning, analytical and critical thinking skills
Education requirements
    • Bachelor's degree; preferred to be in Real Estate, Construction Management, Engineering, or a related field such as Urban Planning.
    • Work experience may be considered in the evaluation of candidates at the discretion of the hiring manager.
Work Location
    • Flexible; prefer locale near Nashville, TN or Fort Worth, TX
    • While we do have a Redwood City office space as our corporate headquarters, most of this candidate's time will be spent at school sites nationally, requiring travel as needed in Washington, D.C., Nashville, TN, Fort Worth, TX, Milwaukee, WI and other areas where growth is planned..
    • Periodic travel to the headquarters in California will also be required.
