Salary Range: Up to $110,000 annualized, commensurate with education, experience and qualifications.

Essential Functions

Job Summary

Responsible for setting up project success by developing scopes of work, planning projects, and managing construction activities through project close-out. Working under the general supervision and reporting to the Assistant Vice President, Design & Construction and in direct collaboration with Campus Planning, lead project definition coordination, project budget & schedule development, and customer service efforts.

Core Responsibilities
  1. Meets with users to develop scopes of work, and develop project schedules and budgets.
  2. Communicates with internal stakeholders and Real Estate and Property Management (RPM) leadership by performing project analysis and reporting methodologies.
  3. Prepares cost estimates and obtain approvals necessary to begin a project.
  4. Coordinates/assists in selecting professional design firms and coordinates comments to drawings and specifications during the design process.
  5. Coordinates/assists in the preparation of bid documents for procurement of construction services, and the selection of contractors.
  6. Coordinates design review with internal Authority Having Jurisdiction (AHJ) and Project Management Team.
  7. Coordinates Pre-Construction Conferences.
  8. Ensures that design documents and construction activities comply with university standards, federal and state regulations, and applicable codes and standards.
  9. Reviews, processes, and approves construction-related RFIs, ASIs, cost proposals, change orders, invoices, pay applications, and other related project documents.
  10. Conducts team meetings, owner/architect meetings, and budget reviews.
  11. Monitors and complies with project budgets and schedules.
  12. Monitors construction for quality, coordinates punch list, warranties, and assists maintenance with warranty issues for one year.
  13. Coordinates inspections and the involvement of the University's trade shops and departments associated with the project.
  14. Schedules, coordinates, and communicates utility outages. Coordinates planned construction activities with affected building occupants and UTSA service departments. Assists contractors in gaining access to occupied buildings.
  15. Collects and disseminates a complete set of project closeout documentation.
  16. Supports the Real Estate and Property Management (RPM) Team in business activities.
  17. Establishes and maintains an effective relationship and communication with clients, contractors, consultants/architects/engineers, subcontractors, stakeholders, and the adjacent community.
  18. Performs other duties as assigned.

Required Qualifications
  • Bachelor's degree from an accredited institution.
  • Five (5) years of experience as project manager, or equivalent role, in the construction industry.
  • Excellent communication skills (written and verbal).
  • Ability to work on a variety of tasks simultaneously.
  • Knowledge of current trends and best practices in instructional software and educational technologies.
  • Solid understanding of the construction industry, job site safety requirements, contract management, planning and scheduling, budgets, building products, and relevant technology.
  • High level of fluency in reading plans, specifications, and related project documents.
  • Proficiency with MS Office applications including Word, Excel, and Outlook.

Preferred Qualifications
  • Bachelor's degree from an accredited institution in Engineering, Architecture, Construction Management, or equivalent.
  • Master's degree from an accredited institution.
  • Certified Construction Manager (CCM) Certification.
  • Project Management Professional (PMP) certification.
  • Eight (8) years of experience as a project manager, or equivalent role, in the construction industry.
  • Experience with cost estimating, scheduling, design software, and Project Management Software (Procore).
  • Experience with Building codes, fire and life safety codes, procurement processes, environmental laws, and applicable state laws.
  • Experience with educational institutions, hospitals, or contractor specializing in institutional buildings.
  • Experience with Design Development under the supervision of a registered architect or licensed engineer.
  • Experience in a supervisory role and/or managing a project management office.

Working Environment:
  • Office environment.
  • Usual office and construction site environments.
  • Job duties occasionally require odd-hours and weekend work.
  • Job duties may require frequent travel to multiple university-owned campuses and leased spaces.
  • Ability to telecommute or apply a flex work schedule.
  • Occasionally attend meetings and training off-site and out of town.

Physical Demands:
  • Sedentary work; sitting most of the time. Jobs are sedentary, if walking and standing are required, only occasionally.
  • Conditions include working in extreme heat, inclement weather, and activities that require bending climbing, and crawling.
  • Job duties may occasionally require working at heights, in confined spaces, around rotating machinery, around energized systems, around bio-hazards, and around chemicals.
  • Ability to operate carts and registered motor vehicles.
  • Ability to don personal protective equipment (PPE) and climb ladders.

This position will be primarily located on campus. Travel and parking expenses are the employee's responsibility.
