Alpha is looking for a Construction Manager/Owner Representative to take an on-site leadership role and join our project team providing Construction Manager Advisor Services (Owner representation, estimating, scheduling and risk management) on a large building renovation project in Fairmont, WV.

Position Summary

The Construction Manager (CM)/Owner Representative will be representing the Government (Alpha's Client) throughout the entire process of construction and closeout. The owner's representative will serve as a liaison and ensure that the owner's best interests are carried out.

The CM/Owner's Representative will be tasked with monitoring and reporting on the general contractor work, not managing the work. Some of these tasks include ensuring that the project scope is carried out on time and within budget. The CM/Owner Representative will manage the effort of leading, coordinating, and documenting meetings.

The CM/Owner Representative will stay in constant contact with the owners and report on project issues and progress.

Essential Duties and Responsibilities

  • Act as the Owner liaison with contractors, architects, engineers, and other professionals on the project.
  • Ensure that the project is completed successfully while protecting the Owner's interests through the process.
  • Monitor the project while guiding the Owner in decision making during the project execution.
  • Ensure quality management and control.
  • Communicate and interact with Owner, stakeholders, and team members.
  • Monitor, track, and report on the project progress.
  • Conduct and document weekly progress meetings and other on-site meetings.
  • Coordinate with General Contractor's schedule for inspections.
  • Review testing results and tracking deficiencies noted in the test reports.
  • Review contractor's pay applications and provide recommendations to the client.
  • Oversee the RFI response process in coordination with the Owner, Architect, and General Contractor.
  • Assist Alpha's scheduler in the contractor's schedule review.
  • Prepare client change order and modification documentation.

Required Skills / Abilities

  • Experience working on federal projects is required.
  • Must be proficient in Microsoft Office Suite.

Education and/or Experience

  • Bachelor's degree in construction management, Engineering, or equivalent experience.
  • 5+ years minimum of construction management experience in Federal projects valued at +$25m.

Certifications and Licenses

  • Certified Construction Manager (CCM) from the Construction Management Association of America (CMAA) is preferred.

Physical Demands

The incumbent in this position can typically expect to sit and use his/her hands to handle and feel for more than 2/3 of the day. He/she can expect to stand or walk for more than 1/3 of the day. Talking and listening are also expected for more than 2/3 of the day. The ability to climb or balance, stoop, kneel, crouch or crawl, or reach with arms will be needed for less than 2/3 of the day.

This position requires that the incumbent be able to lift items up to 20 pounds on an infrequent basis.

The incumbent in this position should have clear vision at 20 inches or less. He/she should be able to view various reports and forms as well as information displayed on a computer monitor and have the ability to distinguish between different colors. Depth perception, peripheral vision, the ability to focus, and the ability to see from a distance are also necessary.
